Outside — Start Here

  • Inspect your roof: look for missing or damaged shingles, especially after winter storms
  • Clean gutters and downspouts: live oaks drop leaves in spring — clear them before spring rains
  • Check window and door seals: replace cracked or missing caulk to keep summer heat and insects out
  • Power-wash: exterior walls, walkways, driveway, fence, and patio
  • Inspect your deck or patio for loose boards, weathered wood, or areas needing re-staining
  • Service irrigation system: run each zone, fix broken heads, adjust spray patterns
  • Trim back overgrown shrubs and any branches overhanging your roof
  • Freshen mulch in all beds and edge the borders

Inside — The Essentials

  • Change HVAC filters before you run the AC for the first time this spring
  • Schedule HVAC service if you haven't done it in the past 12 months — don't wait until it's 98 degrees
  • Switch ceiling fans and switch rotation to counterclockwise for summer
