Median home prices in Texas dipped just 0.8% from Q1 2025 to Q1 2026, according to data cited by Ramsey Solutions. Homes are taking longer to sell — averaging 80 days on market in Q1 2026, six more days than the same period last year.
Mortgage Rates in 2026
The 15-year fixed mortgage rate sat at approximately 5.64% as of the end of April 2026, down about 0.28% from the same time last year. While rates remain higher than the historic lows of 2020 and 2021, the gradual easing trend is positive news for buyers who have been waiting on the sidelines. Lower rates mean more buying power and lower monthly payments on the same purchase price.

For buyers looking specifically at the Boerne, Fair Oaks Ranch, and greater Kendall County area, the current market represents a genuine window of opportunity. Sellers in this region are more willing to negotiate, concession requests are more common, and the inventory of available homes is meaningfully higher than it was during the peak years of 2021 and 2022.
The San Antonio metro, which includes Boerne and Kendall County, recorded 7,357 closed sales in Q1 of 2026, making it one of the three most active markets in all of Texas. That activity reflects real demand, not a quiet or declining market. It reflects a market that is moving at a healthy, sustainable pace with real opportunities for prepared buyers.
