What Is the Homestead Exemption in Kendall County?
If you own a home in Kendall County and have not filed for your homestead exemption, you are paying more property tax than the law requires. Here is exactly how to fix that — with specific instructions for Kendall County.
What the Homestead Exemption Does in Kendall County
The homestead exemption reduces the taxable value of your primary residence for property tax calculation purposes. Texas voters approved Proposition 13 in November 2025, raising the general school district homestead exemption from $100,000 to $140,000 in taxable value — applied retroactively to 2025 tax bills per the Texas Comptroller. For a home appraised at $500,000 in Kendall County, you pay Boerne ISD school district taxes as if the home were worth only $360,000. Boerne ISD is the largest component of most Kendall County homeowners' property tax bills, making this exemption the most impactful single filing a new homeowner can make. How to Apply with the Kendall County Appraisal District
- Step 1: Download Form 50-114 (Application for Residence Homestead Exemption) from the Texas Comptroller's website at comptroller.texas.gov or from the Kendall County Appraisal District at kendallappraisaldistrict.org.
- Step 2: Gather your Texas Driver's License or Texas state ID. The address on the ID must match the property address on the application — this is a hard requirement.
- Step 3: Complete the form with your property information and any additional exemptions you qualify for (age 65+, disability, surviving spouse, disabled veteran).
- Step 4: Submit to the Kendall County Appraisal District at 118 Market Avenue, Suite 100, Boerne, TX 78006. You can submit by mail, in person, or online if the district accepts digital submissions.
- Deadline: April 30 of the tax year for which you are applying. Late applications are accepted for up to two prior tax years.
The Homestead Cap: Your Second Layer of Protection
In addition to the exemption, filing a homestead designation activates the homestead cap under Texas Tax Code Section 23.23: the Kendall County Appraisal District cannot increase the appraised value of your homesteaded property by more than 10% per year, regardless of what market values do.
