Home warranties generate strong opinions among real estate professionals. Some swear by them. Some say they are not worth the paper they are printed on. The truth depends on the home, the coverage, and what you actually understand before you sign up.

What Is a Home Warranty?

A home warranty — also called a home service contract — is a service agreement that covers the cost of repairing or replacing major home systems and appliances that fail due to normal wear and tear. It is distinct from homeowner's insurance, which covers sudden damage from events like fire, storm, or theft. A home warranty typically covers HVAC systems, plumbing, electrical, water heaters, and major kitchen appliances. Coverage varies significantly by provider and plan, and exclusions are extensive in most standard contracts. The warranty period is typically one year and is renewable annually for a service fee.

What Home Warranties Cost in Texas

Basic home warranty plans in Texas typically run $400 to $700 per year. Comprehensive plans that add coverage for pools, additional appliances, or enhanced HVAC coverage can run $700 to $1,200 or more annually. When a covered system or appliance breaks down, the homeowner files a claim and pays a service call fee — typically $75 to $125 per visit — and the warranty company dispatches a contractor to diagnose and repair or replace the covered item. Total out-of-pocket cost when using the warranty is the annual premium plus the service call fee.

What Home Warranties Typically Do NOT Cover

The most common source of home warranty frustration is the gap between what buyers expect to be covered and what is actually in the contract. Common exclusions and limitations include: pre-existing conditions that existed before the warranty began; improper installation or code violations in the covered systems; cosmetic damage; permits required for repairs; secondary damage caused by a covered system failure (for example, water damage from a failed water heater); systems or appliances that were not properly maintained; and breakdowns caused by unusual wear and tear rather than normal use. Reading the full service agreement — not just the marketing brochure — before purchasing any home warranty is essential.

When a Home Warranty Makes the Most Sense

Home warranties are most valuable on older homes with aging mechanical systems where the probability of a breakdown in the first year is meaningful. A 15-year-old HVAC system in a Texas climate that runs constantly from June through September is a legitimate warranty candidate. An older water heater nearing the end of its typical 10 to 15-year lifespan is another. For newer homes with systems still under builder or manufacturer warranties, the home warranty may provide redundant coverage that does not justify the cost. In the current Boerne market, seller-paid home warranties are a common concession in buyer-friendly negotiations — asking the seller to cover the first year's cost is a reasonable request in many transactions.
