For decades the answer was simple: resale was cheaper, new construction was a premium. In 2025 and 2026, that assumption flipped. Here is what the data actually shows — and what it means for buyers in the Texas Hill Country.

The Price Gap Has Closed

According to the National Association of Home Builders, the national median price for a new-construction home in Q4 2025 fell to $405,300 — while the median resale home sold for $414,900. That flipped the traditional pricing assumption for the third consecutive quarter. In Texas specifically, data from Hillwood Communities shows the premium for a new home fell from approximately 53% above resale in 2015 to roughly 6% in early 2025 — and has shrunk further since. In many Texas markets, buyers can now purchase a new-construction home at or below the price of a comparable resale.

Advantages of Buying New Construction in Texas

New construction homes offer several meaningful benefits beyond price:

  • Builder incentives: According to Hillwood Communities, more than 60% of builders nationally used sales incentives in 2025 to reduce the effective home price by an average of 5%. These include mortgage rate buydowns, closing cost credits, and design upgrades. Texas builders have been particularly active with rate buydowns.
  • Reduced maintenance: Everything is new — from the roof to the appliances — meaning fewer repairs and lower maintenance costs during the first several years.
  • Energy efficiency: New homes are built to current building codes, which means better insulation, energy-efficient appliances, and lower utility bills.
  • Builder warranty: New construction typically comes with a builder warranty covering workmanship, mechanical systems, and structural defects — protection you do not get with a resale home.
  • Customization: Depending on the stage of construction, buyers may choose flooring, cabinets, countertops, and other finishes.

Advantages of Buying Resale in Texas

Resale homes offer advantages that new construction cannot match in every situation:

  • Location: Resale homes are often in established neighborhoods with mature trees, larger lots, and better proximity to schools, shopping, and employment corridors.
  • Faster move-in: A resale home typically closes in 30 to 45 days. New construction requires waiting months or longer for the build to complete.
  • Negotiating leverage: In today's Texas market with elevated inventory, resale sellers are highly motivated. Nearly half of Houston resale sellers offered buyer concessions in Q1 2025, according to Redfin data.
  • Established community feel: Mature neighborhoods, developed landscaping, and no surrounding construction activity.

What About the Boerne and Hill Country Market?

In the Boerne area, both paths are active. Communities like Esperanza and Balcones Creek have resale inventory from established phases alongside newer-phase construction from active builders. George's Ranch offers newer construction on larger lots.
